Victorian terrace extension

Nestled in the outskirts of Lancaster city centre, Ursula and Nico’s Victorian terrace was in a fantastic location with all the amenities they could wish for only a few minutes walk away. They had little desire to move but their existing kitchen was not suited to modern family living. Complete Architecture were appointed to design a Victorian terrace kitchen extension on their behalf.

Our brief was to reconfigure the main living area to provide a family sized kitchen dining room and to provide a space downstairs to enjoy the outlook onto the rear garden.

Built on a hillside, the front entrance to the terrace was a full storey above the long rear garden which was accessed via a snug room at the lower level. The entrance storey formed the main living space with an open plan lounge, kitchen and dining room with a separate kitchen store / utility room in a rear outrigger.

The existing outrigger was removed and replaced with a full width two storey extension. The overall height of the extension was limited to sit neatly against the adjoining neighbours extension and to fit in underneath existing window openings at first floor. Artificial slates were specified for the roof to achieve the required low pitch. The rear of the existing house was opened up to connect the existing living space with the extension creating a generous kitchen dining room. A small sitting room was created downstairs alongside the existing snug.

Complete Architecture worked closely with Ursula and Nico to ensure the design met their requirements. All planning and building control matters were then managed by Complete Architecture.

Ursula and Nico’s living space is now the right size and layout to suit their lives. The picture window allows them to enjoy elevated views of their garden whilst cooking and enjoying meal times. Downstairs the snug has become cosier and the new sitting room gives them a space with a direct connection to their lovely rear garden.

A brilliant service! Jon provided a friendly and professional service. The plans are exactly how we wanted them. Jon has guided us through the application process for planning permission and building regulations and has dealt with any queries which arose quickly. I would definitely recommend Complete Architecture.
